About Plans 2 Improve

Planning permission is usually required for most developments. However, smaller extensions and certain loft conversions may be allowed under your permitted development rights. Plans 2 Improve will be able to advise you of the appropriate planning process during our initial consultation.

There are also other permissions that are required the most common being for Listed Building Consent, Conservation Area Approval, Tree Preservation Orders. Once approved you have three years to start the building works. The planning fees at present are £75.00 for a permitted development, £150.00 for an extension, loft etc or £335.00 for
a new dwelling.

The Building Regulations is a set of building code standards which encompasses structure, fire safety, sound and thermal insulation, ventilation, drainage, flues, access for the disabled, staircases and glazing.

STAGE 1 - FULL PLANS APPROVAL
The Building Control department will approve the plans submitted to ensure that they comply with the regulations. This is known as Full Plans approval and this is what Plans 2 Improve will obtain on your behalf.

STAGE 2 - ONSITE INSPECTIONS
The Building Control department will inspect the works at various stages of the construction process and issue a Compliance Certificate upon completion.

Party Wall Act
If you are thinking of altering or extending your home this Act may apply to you. It provides a framework for preventing and resolving disputes in relation to Party Walls, Boundary Walls and Excavations near Neighbouring Buildings. Anyone intending to carry out such building works must serve notice on adjoining owners of their intentions. If the neighbours are in agreement then building works can proceed. If they ado not agree then an independant Party Wall Surveyor should be employed to resolve any issues.
