| Why are property developers so successful? It is not rocket science they just buy land with potential and pay an architect to obtain planning permission vastly increasing the value of the land. Architects fees can often amount to tens of thousands of pounds which is often prohibitive for most land owners. You now have the opportunity to obtain planning approval without having to pay up front architectural fees with our new No-Win No-Fee service. We will carry out all the architectural work including measured surveys, planning drawings, reports, statements, appeals etc until planning is approved. You only pay our fees once planning is approved. If we fail to obtain planning for your scheme you pay nothing. You will have to pay the council planning fees which are currently £335 per 0.1 ha for outline permission or £335 per residential unit for full planning. You may also have to pay for other surveys if requested by the local authority such as flood risk assessments, tree surveys, consrvation surveys etc. We can advise of this before you decide to proceed with our no-win no-fee services. Acceptance onto the scheme is subject to status, availablity and legal agreement. Our fees for a no-win no-fee are agreed beforehand and start from 3% + VAT of potential build costs. The scheme is only available for multiple housing schemes. It is not available for single self build housing or home improvement projects. |
